  • Assembled 3 separately-owned parcels, totaling 10-acres of land in downtown area, which entailed negotiating an exclusive right to purchase a City-owned 6-acre parking lot, acquiring a 2-acre site from a federally-recognized Indian tribe (then being used as Tribal headquarters), and negotiating the purchase of a 2-acre site with a long-time local resident property owner under threat of condemnation.
  • Negotiated a Disposition & Development Agreement with the Community Redevelopment Agency of the City of Palm Springs.
  • Processed Mitigated Negative Declaration.
  • Obtained a favorable outcome in CEQA lawsuit filed subsequent to entitlement approvals.

12-acre project featuring 133 condominiums and 19 patio homes

  • Purchased a defaulted 1st trust deed note with intent to foreclose and, following borrower’s bankruptcy, prevailed in credit bid to acquire the property.
  • Successfully entitled and developed project for single- and multi-family residential use.
  • Marketed and sold all 152 units during a challenging real estate market via in-house sales team.
