MacArthur Place:
South Coast Metro, CA
791 residential units (including three 25-story condominium towers), 10,000 sq. ft. of office, and 15,000 sq. ft. of retail in master-planned mixed-use commercial park.
- Created a Specific Plan.
- Developed a 10-acre Master Plan within an existing commercial park association.
- Obtained numerous condition use permits and variances to address uses, setbacks, parking, etc.
- Successfully processed an Environmental Impact Report (EIR).
- Obtained FAA/John Wayne Airport approval.
- Successfully negotiated a multi-party agreement with
a local neighborhood community, to complete neighborhood improvements benefiting a private church, school board and local residents.

Costa Mesa, CA
151 apartment units, 5 live/work loft units and 40,000 sq. ft. of commercial office space in the Mesa West Bluffs overlay zone of Westside Costa Mesa.
- Processed condominium map and CC&R’s for commercial and residential use.
- Received approval for maximum density allowed within the guidelines of a residential/mixed-use overlay zone.
- First major project in Mesa West Bluffs overlay zone.
